Integrated Form of Agreement (IFOA)

Abstract:

This session will introduce the principles of the Integrated Form of Agreement (IFOA) and offer examples of construction projects that are implementing lean principles.  Lean Project Delivery calls for changes in the three domains of project delivery: organizational structure, the operating system, and commercial terms. The IFOA addresses these three domains and incorporates the fundamental principles of the lean operating system.  The contract creates a relational framework that supports collaboration among project team members including the owner, architect, engineers, general contractor, and trade contractors. This presentation will demonstrate how an IFOA can strengthen the relationship between the project participants and encourage cooperation with the main objective of optimizing the project as a whole.

Session objectives and expected outcomes for attendees include:

  • What is an Integrated Form of Agreement (IFOA)
  • How the IFOA has evolved
  • The reasons for using the IFOA
  • The obstacles in using the IFOA
  • How the IFOA and the ideas behind it can be applied on projects implementing lean principles, whether they use an IFOA or not

LCI Houston Community of Practice



The Lean Construction Institute (LCI), a non-profit research organization, was founded in August 1997. LCI's purpose is to develop and disseminate new knowledge regarding the management of work in design, engineering and construction for capital facilities. LCI has developed the Lean Project Delivery System© (LPDS), and the Last Planner® System of production control. Lean Construction is a production management-based approach to project delivery - a new way to design and build capital facilities. Lean production management has caused a revolution in manufacturing design, supply and assembly. Applied to construction, Lean changes the way work is done throughout the delivery process. Lean Construction extends from the objectives of a lean production system - maximize value and minimize waste - to specific techniques and applies them in a new project delivery process extending from project definition through design, supply and assembly.

 

The Houston Community of Practice (CoP) of LCI has been developed to provide local lean support to owners, architects and designers, engineers, contractors, specialty contractors and suppliers who are doing business in the Houston area.  We invite owners and project delivery team members to meet together as a local user group to learn, share and develop a lean community in the Houston area. 

 

We are dedicated to exploring the three opportunities provided by Lean Project Delivery (LPD):

-Impeccable coordination to create predictable work flow

-Projects as a production system to change the structure of work in design and construction.

-Project as a collective enterprise to align financial incentives.
